Important changes in the law for home buyers and sellers in 2024

Are you planning to buy or sell a house in 2024? There are some important changes that may be of significance to you.

1. INCREASED HOME VALUE LIMIT FOR STARTERS:
From 2024, the home value limit will rise to €510,000. This means that if you are between 18 and 35 years old and buy a house, you do not have to pay transfer tax for homes up to this limit. Please note: this limit includes the value of the property and all associated rights and appurtenances. If you buy on leasehold land, the capitalized ground rent is added to the value.

THE IMPORTANCE OF THE TRANSPORT DATE:
To take advantage of this increased limit, the transport of the home must take place after December 31, 2023. Signing the purchase agreement earlier in the year is no problem, but keep an eye on the transport date.

2. NHG LIMIT IS ALSO RISING
Good news for mortgage seekers: the NHG limit will rise to € 435,000 in 2024. This offers more opportunities for obtaining a mortgage with National Mortgage Guarantee. The limit is even higher, €461,100, if you finance energy-saving measures. The NHG commission remains stable at 0.6%.

BINDING OFFER AND NHG:
The year in which you receive the binding offer from your lender determines which NHG conditions apply to you. So if your binding offer comes in 2024, the new NHG conditions will apply.

PURCHASE PRICE EXCLUDING MOVABLE PROPERTY:
For the NHG, only the purchase price excluding movable property is taken into account. For example, if you buy a house for €440,000, including €5,000 in movable property, the NHG assumes €435,000.

3. ABOLITION OF JUBELTON:
Please note, the jubelton (donation exemption for your own home) will disappear as of January 1, 2024. In 2023 it has already been reduced to € 28,947, but from 2024 this option will no longer be available.

4. TRANSFER TAX IN 2024
The general transfer tax rate will remain unchanged at 10.4% in 2024. The rate for homes remains 2% and the starter exemption at 0%.
